Indoors
This showcase property features a stunning, spacious open plan, light-filled living, dining and kitchen space, great for larger families and groups. Carefully considered by our architects, the living space is cleverly separated from the kitchen, with a dining area that connects the two, with tables that can accommodate up to 12 people. The dining and kitchen area has doors that open out onto a private patio and garden, with views across the countryside.
With an impressive hallway and beautiful glass chandelier, walk upstairs to the magnificent master bedroom with large ensuite bathroom, a further double bedroom and twin bedroom, both with ensuite bathrooms. There is also a separate kitchen, dining and living space at the other end of the Barn. Downstairs there are two twin bedrooms, one with an ensuite bathroom, another double bedroom and a family bathroom. See Floor Plans below to fully understand the layout.
Outdoors
With French doors that open directly from the kitchen and dining spaces, there is a large private patio area at the front, which extends to a lawn. Chestnut fencing encloses the garden, making it dog-friendly. There is garden furniture and a barbecue for outdoor entertaining.
The Tresemple properties are a brand-new collection so the gardens are still maturing.
On Your Doorstep
The Farmhouse is located at Tresemple, whose recorded history dates back to 1278. Tre is a common prefix in Cornish place names, meaning 'farm'. Managed by the Duchy of Cornwall, the neighbouring tenant farm tends to the surrounding fields and has a number of projects including The Farmyard Market, every Saturday from 9am. Less than 5 minutes by car is Truro, a small city dominated by the three spires of the Victorian built Truro Cathedral.
Tresemple is located close to the Fal River, which is tidal. It is known for its natural beauty, deep estuary and historical importance. It rises at St Austell, flows southward through countryside and woodland, including the area around Tregothnan Estate and Duchy of Cornwall. It eventually enters the sea at Falmouth, one of the largest natural harbours in the world. Falmouth is approximately 20 minutes drive by car. There are day boats from Truro to St Mawes, Flushing and Falmouth.

Clements Barn combines two properties via interconnect doors, Clement & Cowlands.
Clements provides your main living space and has a spacious open plan/dining/sitting room with an electric feature fire and enjoys views overlooking the garden and paddocks beyond. Here you'll find a Smart TV, Roberts Radio, books and board games.
Cowlands living area has a gas electric fire, Smart TV, Roberts Radio, books and board games - perfect to relax and enjoy time out.
Clements Barn has two fully equipped kitchens.
The main kitchen in Clements leads from the sitting room and is equipped with an electric range cooker with three ovens, separate grill and induction hob, fridge freezer, dishwasher, wine cooler and modern cookware, tableware and cookbooks. French doors lead out to a large patio perfect for alfresco dining. A washing machine and dryer are located in an adjoining utility room.
Cowlands kitchen is equipped with an electric cooker with double oven and induction hob, fridge freezer, dishwasher and modern cookware, tableware and cookbooks.
SLEEPING
There are six bedrooms, one double bedroom with super-king bed, two double bedrooms with king size bed and three twin bedrooms, featuring zip and link super-king beds (option available on request prior to arrival) and Egyptian cotton bed linen.

BATHING
Upstairs, super-king master ensuite has a free standing bath, large shower, WC and handbasin with heated towel rail. Ensuite to king bedroom, shower, WC, wash basin and heated towel rail. Ensuite to second king bedroom, bath with overhead shower WC, wash basin and heated towel rail. Twin bedroom ensuite with shower, WC, wash basin, heated towel rail. To the ground floor withing Clements, twin accessible bedroom ensuite large shower, WC, wash basin and heated towel rail. There is also a ground floor cloakroom off the utility room in Clements.
DOG FRIENDLY
Clement Barn is ideal for dogs and you are very welcome to bring up to four dogs during your holiday at a cost of £35 per dog per week.

Located less than a mile from the centre of Truro, it is conveniently placed for exploring Cornwall's capital, it's riverways, Falmouth and The Roseland, it also gives you the choice of north or south coasts to explore.
Surrounded by beautiful countryside, Tresemple is close to the Fal River, which is a haven for wildlife and birds. With two excellent local pubs, The Wheel Inn in Tresillian and The Heron Inn at Malpas, it has everything you need on your doorstep.
